The project was a redevelopment of an underutilized pair of adjacent sites. The location was ideal for a new apartment building. It is off of a major roadway and has easy local access to a number of retail shops and other businesses. The existing sites have a few old buildings on them that were in need of repair or replacement. This would be a good opportunity to invest in an apartment building that was well suited for the site, and a more substantial asset.

The first step in the process was to work out a building design that also worked with the civil engineering design of the site. Like always, parking for residents was a major factor, and the building location and configuration was designed to accommodate the required building setbacks to the adjacent property lines, and to allow for ample space for the required parking. The result was a two-story, twenty apartment unit building.

There are ten apartments per level in a mix of one, two and three bedroom units. They would all be served off a central interior corridor with stairs at both ends, and a large lobby and lounge space at the front. Each unit would have a patio or balcony. The unit and facade design worked together to create an exterior that is articulated with indents and shadow lines to enhance the exterior. Also, the selection of exterior materials also added detailing to the facades.
